Hylyfe Vanquish Mills - Leicester

Project Overview

Hylyfe Vanquish Mill is a landmark residential development in the heart of Leicester, transforming a historic Edwardian garment factory into 171 luxury apartments. Delivered in partnership with Monkfish Construction Management, the scheme blends preserved architectural character with contemporary, high-spec urban living.

The development includes a mix of studio, one- and two-bedroom apartments, together with an exclusive three-bedroom penthouse, all designed to offer residents a premium living experience supported by first-class shared amenities.

SEV’s Scope of Works

SEV was appointed to turn concept design into technical design, manufacture and install the complete joinery package across both the private apartments and the communal areas. Our scope included:

Private apartments (171 units):

• Bespoke kitchens
• Integrated wardrobes
• Media units

Communal and shared spaces:

• Reception area
• Treatment rooms
• Meeting room
• Communal kitchen
• Corridor feature panels
• Breakout spaces, including statement bookcase display, coffee station and media walls

All elements were manufactured in-house to ensure consistent quality, tight tolerances and a coordinated installation programme across the entire development.

The Challenge

The project demanded a joinery solution that could combine volume delivery with premium quality. With 171 apartments and multiple communal spaces, the programme required careful coordination, reliable lead times and the ability to maintain design consistency across a large number of individual units, all while meeting a demanding construction schedule.

The Solution

SEV’s in-house manufacturing capability and dedicated site installation team allowed us to deliver a controlled, phased approach. Production was carefully scheduled to match the construction programme, enabling completed apartments to be handed over in sequence without disruption to other trades.

Close collaboration with Monkfish Construction Management ensured that design details, finishes and interfaces with other building elements were fully coordinated before manufacture began, reducing on-site issues and maintaining programme certainty.

Work commenced in February 2025 and was completed in October 2025.

Located opposite Leicester’s Highcross Shopping Centre, Vanquish Mill is set to become one of the city’s most desirable residential addresses. Through high-quality bespoke joinery delivered at scale, SEV helped to bring this ambitious regeneration project to life, combining heritage, craftsmanship and contemporary design.
